CMA is a vital part in real estate for finding value, charging fair rent, and setting listing prices. By finding the property value, you are able to set a listing price for the property and with buyers to check the value before offers to purchase. I do CMA for free of cost for my clients to help determine the selling/offer price of a home by comparing it to recently sold homes in the same area. To create a CMA, as a real estate professional, i look at the price of recently sold, active, and expired listings that are similar (comparable) to the home and suggest right price for the property either it is for the buyer or seller.
